Roof Cleaning for West Lake Hills Homes

West Lake Hills, the small hillside city locals call Westlake, grew quickly in the 1970s and 1980s. Many of its 1,370 homes have now spent decades in Central Texas heat and humidity, and that time shows up on siding, stone, roofs and concrete.

Most homeowners in West Lake Hills never think about the roof until the stains get hard to miss. Black lines creep down from the ridge, the north slope turns faintly green, and suddenly the house looks older than it is. The quick fix people reach for is a pressure washer, and that is exactly what a roof should never get. High pressure can knock loose the protective granules on asphalt shingles, crack tile and push water into seams. Our crew at Clean Green Power Washing takes a gentler route. We apply a cleaning solution at low pressure, give it time to work on the algae and mildew, and rinse only where the roof calls for it. The result is a cleaner, more even roofline with no harsh force involved. For a free quote, reach us at (512) 662-8422.

What Your Roof Is Made Of Shapes How We Clean It

Standing Seam and Metal Panels

On a metal roof, the problem is usually a chalky or gray film rather than thick streaks. It builds from dust, cedar pollen and organic growth trapped along the ribs. Low pressure matters here because a strong jet can mark the coating. The solution dissolves the film and a gentle rinse carries it off the panels.

Porch and Patio Covers

Low-slope sections over porches, patios and carports sit close to trees and sprinklers, so they tend to stay damp. Growth on them is often thicker than on the main roof, even though they get less attention. We treat these areas as part of the job, since a bright main roof next to a green porch cover looks unfinished.

Concrete and Clay Tile

Tile brings its own challenge: porous material that soaks up stains and a profile that hides growth in the troughs. Concrete tile in particular can look blotchy once mildew settles in. We apply enough treatment to wet the tile thoroughly, allow the dwell time to do the work, and rinse gently so the surface is not etched or chipped.

Valleys, Dormers and Shaded Planes

Some parts of a roof stay damp far longer than others. Valleys channel water, dormers cast shadows, and the side facing away from the afternoon sun can stay wet for hours. Those spots usually carry the heaviest growth, so we give them extra attention during application and make sure the dwell time is long enough to reach it.

5 Common Roof Problems We Clean in West Lake Hills

Not every roof stain is the same. Some come from algae, some from tree debris, and some from seasons of dust and pollen settling in. Knowing which one you have tells us how to treat it. On the hillsides of West Lake Hills, runoff tends to follow the same paths across walls and walkways storm after storm, so stains build in lines rather than evenly.

Olive or Gray Haze Near Tree Lines

Branches drop leaves, hold shade and drip water long after a storm. The roof beneath them often turns a dull olive or gray as mildew and algae settle in. We treat these areas with extra care, letting the solution soak into the growth rather than forcing it off with pressure.

Leaf and Debris Stains

Leaves, twigs and seed pods that sit on a roof slowly break down and leave brown or tea-colored marks. The debris also holds moisture that invites growth. Before treating, loose debris is cleared where it is safe to do so, then the stains are soaked, allowed to dwell and rinsed away gently.

Lichen and Moss Spots

Small crusty patches in pale green or gray are often lichen, and soft green clumps in damp corners are moss. Both cling tightly and trap moisture. We never pry them off, since scraping tears the surface. The solution loosens their grip during the dwell period, and leftover traces often release in the days after.

Pollen and Dust Film

Cedar season and dry, windy stretches coat roofs with a fine yellow or tan layer. On its own it looks dull, and it also gives algae something to grow on. Our low-pressure wash removes that film along with the organic growth underneath, which leaves the roof brighter and helps slow the next round of staining.

Uneven Color After Many Summers

A roof that has been through many summers can look faded in some places and dark in others. Much of that is organic buildup, which soft washing removes well. Where color loss comes from aging material, cleaning still helps, and we will tell you honestly how much improvement to expect.

Why West Lake Hills Homeowners Choose Us

Homeowners in West Lake Hills call us for the same reasons our Austin customers do: a careful method, a crew that treats the property with respect and a quote that says exactly what will be done.

Low Pressure Where It Belongs

Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.

An Eco-Friendly Way to Clean

Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.

A Local Shop Since 2018

Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.

A Walkthrough Before the Water Goes On

Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.

Free Quotes With a Clear Scope

The quote is free and it spells out what we will clean. If you want more than one service, we quote them together so it can all happen in one visit.

Book Roof Cleaning in West Lake Hills

A clean roof changes how the whole house looks from the street. If the shingles or tile on your West Lake Hills home have gone dark or green, call (512) 662-8422. We will walk the property, explain what soft washing can do for it, and give you a free quote.

How Our Roof Cleaning Process Works

Soft washing is less about force and more about timing, coverage and care for everything around the house. This is how a visit to your West Lake Hills property unfolds.

1. Walkthrough and Roof Assessment

We begin by walking the property, with you or on our own. We look at the roofing material, how far the staining has spread, which slopes stay shaded, and what is planted around the foundation. That tells us how much solution the job needs and where the runoff will go.

2. Protecting Plants and Landscaping

Before anything is sprayed, we prepare the ground below. Beds, shrubs and delicate plants near the drip line are protected, and we plan how water will drain off the roof. If there is a plant you are especially fond of, point it out and it gets extra attention.

3. Applying the Soft Wash

The roof-safe solution is sprayed at low pressure until every slope is evenly coated. Coverage, not force, is what cleans the roof. Our crew works in a set pattern across each plane so no section gets skipped or doubled, and fragile surfaces are handled with care.

4. Giving the Solution Time

The treatment needs contact time to reach the roots of the growth. During this dwell period the dark staining begins to lighten and loosen. Heavier buildup may get a second pass. You will often notice a clear difference before we leave the property, with more fading to follow.

5. Final Rinse and Walkaround

To finish, we rinse at controlled pressure where the material allows and clean up below. Then we step back and look over the whole roofline, checking that the color is even and the yard looks the way we found it. Some brightening continues for several days afterward.

Roof Cleaning Pricing in West Lake Hills

Pricing for roof cleaning in West Lake Hills comes from a free, no-obligation quote rather than a set rate. Once we see the roof, or clear photos of it, we can account for everything that affects the work. Larger roofs and steeper pitches take more time and more solution. Two-story homes need more setup than single-story ones. Tile and metal are handled differently than shingles. A roof with thick, long-standing growth needs a longer dwell and sometimes a second application. We also factor in access: tree cover, fencing, and delicate landscaping near the walls. Adding another service, like a driveway or patio cleaning, can be booked into the same visit. Call (512) 662-8422 and we will set up your quote.

Booking more than one service? We also offer house washing in West Lake Hills, driveway cleaning in West Lake Hills, window cleaning in West Lake Hills, gutter cleaning in West Lake Hills, deck cleaning in West Lake Hills and stone cleaning in West Lake Hills, and every service we cover is listed on our exterior cleaning services page.

Serving West Lake Hills From Our Pond Springs Road Shop

West Lake Hills was founded by Emmett Shelton and incorporated in 1953, and the Emmett Shelton Bridge that links it with Austin still carries his name. The community developed rapidly in the 1970s and 1980s, especially on the south side of the Colorado River. It has stayed compact: 3.7 square miles of land, 3,444 residents and 1,370 housing units at the 2020 census.

For exterior cleaning, the age of a home matters. A house that has stood for forty years has been through forty rounds of pollen season, humid summers and rainy stretches, and growth works into textured siding, porous stone and older concrete a little more each year. The right approach is to match the method to the material rather than to turn up the pressure.

Our crews come out from our shop at 13200 Pond Springs Rd, about 11 miles from West Lake Hills as the crow flies, and we plan each visit around the property in front of us: where the water will run, which plants sit close to the walls, and which surfaces need a soft wash.

We serve West Lake Hills along with the other communities on our service areas page, all from the same crew that handles pressure washing in Austin.

I would say for the price I paid, $800. Only one layer of coating on top and no brush on edges or under the coping stones is extremely disappointing. I could do this top layer coating with a roller for a fraction of the cost myself. Not a professional service.

Roof Cleaning in West Lake Hills: Frequently Asked Questions

We keep pressure low for the whole job. The solution breaks down the algae and staining, so there is no need to blast anything off. When the material calls for a rinse, it is done at a controlled, gentle pressure. That keeps granules on the shingles and water out of the seams, which is the whole point of soft washing.
No, as long as we can reach the outside of the house and an outdoor water spigot. Many homeowners are at work while we clean. It helps to leave gates unlocked, move cars out of the driveway, and let us know about pets or plants that need special attention. We can walk through the results with you by phone or in person.
Most roofs in this climate look good for a few years between cleanings, often somewhere around two to four. Homes under heavy tree cover or with slopes that rarely dry out may need it sooner. Staying on a regular schedule keeps the growth from getting thick, which makes each cleaning easier on the roof.
Yes. West Lake Hills grew quickly in the 1970s and 1980s, so many homes have older paint, stone and concrete. We look at each surface first and use low pressure and the right solution for its age and material.
Protecting landscaping is part of every roof job. We shield plants near the house, control where the runoff goes, and rinse the areas below when we are done. Keep pets indoors during the cleaning and until the yard has been rinsed. If you have fragile or prized plants, show us before we start and we will add extra protection there.
Not when it is done at low pressure with a roof-safe solution, which is how we clean every roof. The damage people worry about comes from high-pressure washing, which strips granules from shingles, can crack tile and drives water into seams. Our method relies on the treatment and dwell time instead of force, so the surface stays intact.
Most organic staining responds well to soft washing. Some discoloration, though, comes from aging shingles, worn granules or physical damage, and cleaning cannot reverse that. The roof will still look noticeably better, but wear stays wear. We point out anything like this on the walkthrough, so you know what to realistically expect before the crew starts.
Our shop at 13200 Pond Springs Rd in Austin is about 11 miles from West Lake Hills in a straight line, and West Lake Hills is part of the service area we cover.
