A Cleaner Exterior for Every Tarrytown Neighborhood

Tarrytown is a neighborhood just west of Downtown Austin, bordered by Lake Austin Boulevard, Lake Austin, West 35th Street and MoPac Expressway, with Exposition Boulevard, Enfield Road and Windsor Road as its main streets. The ground was once Woodlawn, a 365-acre estate with a mansion designed in 1853 by master builder Abner H. Cook, which Governor Elisha M. Pease and his wife Lucadia bought in 1857. Pease heirs formed the Enfield Realty and Home Building Company in 1916, and the first phase of Tarrytown, named for the family’s summer retreat in Tarrytown, New York, opened on November 4, 1934. Tarrytown No. 2 followed in April 1935, with more numbered additions after it. Lake Austin, formed in 1939 by Tom Miller Dam, makes up the western edge, and a natural creek called Taylor Slough runs through Reed Park. For the outside of a home, that history and setting both count. Streets laid out from 1934 on mean some houses carry finishes that have weathered for decades, and homes near the lake or along the slough sit close to water. Add Austin’s humid subtropical climate, and shaded walls, roofs and walks in Tarrytown stay damp long enough to grow algae and mildew.

Each visit starts with a walkthrough. Delicate surfaces such as paint, shingles and stone get a soft wash at low pressure, and driveways and walks get surface cleaning equipment for an even finish. For a free quote in Tarrytown, call (512) 662-8422.

Pressure Washing for Tarrytown Homes and Businesses

Residential Services in Tarrytown

  • House Washing in Tarrytown: A low-pressure soft wash that lifts algae, mildew, pollen and dust from siding, trim, soffits and stone accents, with plants protected and every side rinsed evenly so the house dries to one color.
  • Roof Soft Washing in Tarrytown: Dark streaks and green growth removed from shingle, tile and metal roofs with a roof-safe solution at low pressure, never a pressure wand on the roofing, so the roof brightens without losing granules.
  • Driveway & Garage Cleaning in Tarrytown: Traffic lanes, oil drips, tire marks and organic film lifted from driveways, aprons, garage floors and walks, with pretreatment first and surface cleaning equipment for an even finish.
  • Window Cleaning: Pollen haze, dust film and sprinkler spots cleared from glass, frames, sills and screens, finished with a squeegee so the glass dries clear instead of streaked.
  • Gutter Cleaning: Packed leaves and debris removed by hand, corners and valleys cleared and downspouts checked for flow, so water drains away from the house instead of spilling over the edge.
  • Deck & Fence Cleaning in Tarrytown: Wood, stained, painted and composite decks and fences cleaned with controlled pressure, board by board and section by section, so the boards come out even without splinters or stripes.
  • Natural Stone Cleaning: Patios, pool decks, walkways and walls of limestone, travertine, flagstone and slate cleaned with stone-safe methods matched to the material, so the stone keeps its texture and color.

Common Exterior Problems We Clean Around Tarrytown

A handful of problems account for most of the calls we get. Here is what they are and how we handle each one.

Algae and Mildew in the Shade

The north side of a house and anything under tree cover dries slowly, which is exactly what algae and mildew need. We treat these areas with a low-pressure solution that breaks the growth down before we rinse.

Black Streaks on the Roof

Dark streaks running down shingles are usually algae feeding on the roofing. High pressure strips granules, so we clean roofs with a soft wash that removes the staining without damaging the roof.

Seasonal Pollen

Cedar pollen season leaves a sticky film that mixes with dust and moisture. We break it down with the right solution so the true color of the surface shows again.

Driveway Stains

Oil spots, tire lanes and traffic film sink into porous concrete over time. Pretreatment loosens them, and a surface cleaner keeps the result even from edge to edge.

Hard Water and Sprinkler Spots

Sprinklers leave mineral spots on lower walls, windows and stone that do not wash off with plain water. We treat them during the clean and tell you honestly if older spotting has etched the surface.

Gutter Overflow Streaks

When a downspout is blocked, rainwater backs up and runs down the face of the gutter and the wall. Those dark tiger stripes come off with the right cleaner once the gutter itself is flowing again.

What Tarrytown Homeowners Count On From Us

Here is what homeowners in Tarrytown can count on when our crew arrives.

Low Pressure Where It Belongs

Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.

An Eco-Friendly Way to Clean

Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.

A Local Shop Since 2018

Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.

A Walkthrough Before the Water Goes On

Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.

Free Quotes With a Clear Scope

The quote is free and it spells out what we will clean. If you want more than one service, we quote them together so it can all happen in one visit.

The Steps Behind Every Tarrytown Job

The work is the same careful routine on every property we clean in Tarrytown. Here is how a visit runs.

1. Look Around First

Before any equipment comes off the truck, we check the materials, the staining and the landscaping so the plan fits the property.

2. Shield What Surrounds the Work

Beds, lawns and fixtures near the work area are protected first, so the yard looks the same when we leave.

3. Treat the Surface

The right solution goes on at low pressure for siding, roofs and stone, or as a pretreatment for concrete, and it is given time to work.

4. Wash and Detail

Walls are rinsed at low pressure, concrete is cleaned with a surface cleaner, and edges, corners and steps are detailed by hand.

5. Finish and Review

A final look after the rinse confirms the result, and the work area is cleaned up before the crew packs up.

What to Expect on Service Day in Tarrytown

Service day starts with a look around. The crew checks each surface, notes the plants and fixtures near the work and confirms the plan with you if you are home. You do not need to be there, as long as gates are open, pets are indoors and we can reach an outside spigot. We work through the property one area at a time, and we do a final check as surfaces dry. Before we pack up, the work area is rinsed and tidied, so the yard is ready to use again.

Tarrytown Pressure Washing Pricing

Tarrytown’s housing grew out of a string of subdivisions. The first Tarrytown addition opened in November 1934, Tarrytown No. 2 in April 1935, and later numbered additions and Tarrytown Place followed, while nearby Westenfield No. 1 dates to 1932 and Marlton Place to 1938. The same Enfield Realty and Home Building Company, formed in 1916, developed Old Enfield, Pemberton Heights and Bryker Woods. So many lots here were platted in the 1930s, and the homes on them now range widely in age. For our work, age decides the method. Where a home still has older paint, wood trim or aged masonry, low-pressure soft washing is the right choice, and where a lot runs toward the lake or the slough, we plan where rinse water goes during the walkthrough.

Every quote is free and is set after we see the property or a few clear photos. The price depends on:

  • Size: the square footage of siding, roof or concrete to be cleaned
  • Height: the number of stories and how the roofline is reached
  • Surface type: stone, stucco, painted wood, vinyl, tile, shingle or concrete, each with its own method
  • Condition: how heavy the algae, mildew, oil or staining is and how long it has been there
  • Access: slopes, narrow side yards, dense planting and gated areas

Booking more than one service in the same visit is easy, and we quote them together, so a house wash, a roof clean and a driveway clean can all be done in one trip. Call (512) 662-8422 to get started.

I would say for the price I paid, $800. Only one layer of coating on top and no brush on edges or under the coping stones is extremely disappointing. I could do this top layer coating with a roller for a fraction of the cost myself. Not a professional service.

Proudly Serving Tarrytown With Local Roots

Tarrytown is an Austin neighborhood west of downtown, bordered by Lake Austin Boulevard, Lake Austin, West 35th Street and MoPac Expressway. Built on the old Woodlawn estate, it opened its first section on November 4, 1934, and its schools are Casis Elementary and O. Henry Middle School.

Reed Park and the Taylor Lime Kiln

Reed Park fills 6.37 acres at 2614 Pecos Street and has served Tarrytown since it opened in 1954, on land given by Mrs. Fagan Dickson and named for her daughters. Its landmark is the Taylor Lime Kiln, built in 1871, where juniper fed the fire that melted limestone into lime for mortar used in Austin buildings. The park also holds Reed Pool, a Great Lawn and Taylor Slough South, a natural creek lined with native plants. After a hard rain, the slough shows how water moves through this corner of west Austin.

Mayfield Park

Mayfield Park covers 23 acres at 3505 West 35th Street, the street that forms Tarrytown’s northern border. Its cottage was built between 1860 and 1880, and Allison Mayfield bought the property in 1909 as a weekend retreat for his family. It passed to his daughter Mary Frances in 1922, and she and her husband, Dr. Milton Gutsch, developed the walled gardens and ponds of water lilies and lotus. Peafowl descended from birds given to the family still live on the grounds, and the city received the park in 1971.

Laguna Gloria

Laguna Gloria sits at 3809 West 35th Street on 14 acres along Lake Austin, where two of Tarrytown’s borders, 35th Street and the lake, meet. Hal Sevier and Clara Driscoll bought the property in 1914 and finished their villa in 1916. Driscoll donated it in 1943 for a city museum, it became the Laguna Gloria Art Museum in 1961, and today it runs as The Contemporary Austin, Laguna Gloria. It was listed on the National Register of Historic Places in 1975. Its lakeside grounds show how close this corner of Tarrytown sits to open water.

Tarrytown was built in numbered sections, from the first addition that opened in November 1934 and Tarrytown No. 2 in April 1935 to later additions and Tarrytown Place, and Brown Herman is a sub-neighborhood inside it. The Enfield Realty and Home Building Company, formed by Pease heirs in 1916, also developed Old Enfield, Pemberton Heights and Bryker Woods, and Westenfield No. 1 opened in 1932. The Tarrytown Shopping Center, opened in 1939 at Windsor Road and Exposition Boulevard, and Casis Village are the neighborhood’s two shopping outlets. Cap Metro routes 18 and 335 serve the area.

Tarrytown runs from MoPac on the east to Lake Austin on the west, with Taylor Slough cutting through Reed Park, so open water and a creek bed sit inside or along the neighborhood. In Austin’s humid subtropical climate, walls and roofs that face the lake or sit in shade can hold dampness long enough for algae, mildew and dark streaks to build. Streets opened from 1934 on mean some homes have paint, trim and masonry that have weathered for decades, and those surfaces need low-pressure soft washing rather than high pressure. Concrete drives and walks laid over many decades can show oil, algae and leaf stains that call for surface cleaning equipment built for concrete.

We serve Tarrytown along with every town on our areas served page, from the same crew that handles pressure washing in Austin. See photos and reviews of our pressure washing in Tarrytown on our Google Business Profile.

Pressure Washing in Tarrytown: Frequently Asked Questions

Yes. We serve all of Tarrytown, from the Brown Herman sub-neighborhood to the numbered Tarrytown additions and Tarrytown Place, across the area bordered by Lake Austin Boulevard, Lake Austin, West 35th Street and MoPac. Whether your home is off Exposition Boulevard, Enfield Road or Windsor Road, the quote is free, and we walk the property with you before any work begins.
Pressure washing uses a strong stream of water on hard surfaces such as concrete. Soft washing uses a cleaning solution at low pressure, so the solution does the work. We soft wash siding, roofs, painted trim and stone, and use surface cleaning equipment on concrete.
Our shop at 13200 Pond Springs Rd in Austin is about 10 miles from Tarrytown in a straight line. MoPac Expressway forms the neighborhood’s eastern border, and we are open Monday to Saturday from 8 AM to 8 PM, so there is room to book around work or the school day at Casis Elementary and O. Henry Middle School. Quotes are free.
Yes. Many homeowners book a house wash, a driveway clean and a roof or window clean together. Tell us what you want cleaned when you call and we will quote it all at once.
The first Tarrytown addition opened in November 1934 and Tarrytown No. 2 in April 1935, so some homes here sit on streets laid out in the 1930s and may have finishes that have weathered for decades. For older paint, wood trim, brick and stone we use low-pressure soft washing instead of high pressure, and we check every surface during the walkthrough before choosing a method.
Call (512) 662-8422 or request a quote online. We can quote from a visit or from a few clear photos, and the quote is free.
No. A soft wash uses low pressure and lets the cleaning solution do the work, which is why it is the method we use on paint, vinyl, stucco and stone. High pressure is what strips paint and forces water behind siding, and we keep it off those surfaces.
Lake Austin, formed in 1939 by Tom Miller Dam, is Tarrytown’s western border, and homes near the water or in shade can collect more algae and mildew in Austin’s humid subtropical climate. We use low-pressure soft washing on siding and delicate surfaces and plan rinse water with care so runoff is handled near the lake. We look at the whole site during the walkthrough before any work begins.
It depends on the size of the property and the services booked. A driveway alone is a short visit, while a full exterior with the house, roof and concrete takes longer. We give you a time estimate with the quote.
We protect beds and plants before we start and rinse them during and after the work. We ask that pets stay inside while we clean, and once surfaces are rinsed and dry, the yard is ready for them again.
