A Cleaner Exterior for Every Steiner Ranch Neighborhood
Steiner Ranch is a planned community of 16,713 people on a ridge inside a large bend on the north side of the Colorado River, with Lake Travis on one side and Lake Austin on the other. Its neighborhood association calls it The Land Between the Lakes. The 4,600 acres were ranch land until developer Al Hughes bought them from the Steiner family in the late 1980s, and the neighborhood grew through the 1990s into a census-designated place surrounded by Austin city limits, 18 miles by road northwest of downtown. East of it lie the protected lands of the Balcones Canyonlands Preserve, which Travis County describes as extreme terrain with heavy fire fuel. That setting was tested on September 4, 2011. After nearly 100 days of triple-digit heat in a severe drought, slack power lines along RM 620 arced, embers carried the fire across the highway, and the blaze destroyed 23 homes and damaged 28 properties. About 10,000 residents had to leave. Travis County later built a gated emergency route off Flat Top Ranch Road, substantially complete in February 2024. For a house here, the ridge means full sun on the high side, slopes that fall toward the river, and protected wild land close by.
Our method is simple: we look at every surface before any water goes on, clean siding, roofs and stone with a low-pressure soft wash, and use surface cleaning equipment on concrete. Call (512) 662-8422 and we will set up a free quote for your Steiner Ranch home.
Pressure Washing for Steiner Ranch Homes and Businesses
Residential Services in Steiner Ranch
- House Washing in Steiner Ranch: A low-pressure soft wash that lifts algae, mildew, pollen and dust from siding, trim, soffits and stone accents, with plants protected and every side rinsed evenly so the house dries to one color.
- Roof Soft Washing in Steiner Ranch: Dark streaks and green growth removed from shingle, tile and metal roofs with a roof-safe solution at low pressure, never a pressure wand on the roofing, so the roof brightens without losing granules.
- Driveway & Garage Cleaning in Steiner Ranch: Traffic lanes, oil drips, tire marks and organic film lifted from driveways, aprons, garage floors and walks, with pretreatment first and surface cleaning equipment for an even finish.
- Window Cleaning in Steiner Ranch: Pollen haze, dust film and sprinkler spots cleared from glass, frames, sills and screens, finished with a squeegee so the glass dries clear instead of streaked.
- Gutter Cleaning in Steiner Ranch: Packed leaves and debris removed by hand, corners and valleys cleared and downspouts checked for flow, so water drains away from the house instead of spilling over the edge.
- Deck & Fence Cleaning in Steiner Ranch: Wood, stained, painted and composite decks and fences cleaned with controlled pressure, board by board and section by section, so the boards come out even without splinters or stripes.

Common Exterior Problems We Clean Around Steiner Ranch
Most of what dulls a home’s exterior in Central Texas comes from a short list of causes. These are the ones we clean most often.
Green Algae on Shaded Walls
Walls that miss the afternoon sun stay damp after rain and sprinklers, and a green film spreads across them. A soft wash kills the growth at the root instead of just knocking the top layer off, so it takes longer to return.
Roof Discoloration
Patchy, uneven color on a roof is often organic growth rather than dirt. We clean it with a roof-safe solution at low pressure, never with a pressure wand on the shingles.
Pollen and Dust Haze
A yellow or gray haze on siding, glass and patios is usually pollen mixed with dust. It does not rinse away on its own, and a cleaning solution is what lets it release.
Oil and Tire Marks on Concrete
Heat bakes vehicle drips and tire lanes into driveways and garage floors. Degreaser and dwell time come first, then surface cleaning equipment gives an even finish without stripes.
Mineral Deposits
Irrigation overspray dries into mineral deposits on siding, glass and stone. We look at them on the walkthrough, treat them as part of the job and say plainly what will and will not come off.
Clogged Gutters
Leaves, pollen and grit settle into gutters and turn into sludge that blocks downspouts. Water then pours over the edge and stains the trim below. Clearing the gutters and rinsing the fascia fixes both problems.
What Steiner Ranch Homeowners Count On From Us
Here is what homeowners in Steiner Ranch can count on when our crew arrives.
Low Pressure Where It Belongs
Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.
An Eco-Friendly Way to Clean
Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.
A Local Shop Since 2018
Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.
A Walkthrough Before the Water Goes On
Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.
Free Quotes With a Clear Scope
The quote is free and it spells out what we will clean. If you want more than one service, we quote them together so it can all happen in one visit.

The Steps Behind Every Steiner Ranch Job
Every Steiner Ranch job follows the same five steps, whether it is a single driveway or the whole exterior.
1. Walkthrough
We walk the property with you or on our own, note each surface and material, and find the cause of every stain: pollen film, algae, mildew, runoff, oil or hard water.
2. Prep and Protection
We protect landscaping and sensitive areas before cleaning starts, because a careful job keeps runoff where it belongs.
3. Pretreat
Organic growth and traffic film are broken down with a pretreatment, so the stain releases without extra force.
4. Clean and Rinse
We rinse from the top down, or run surface cleaning equipment across concrete, so the finish dries even without stripes or wand marks.
5. Walk It Again
We check the work as it dries, because some surfaces look perfect wet and show unevenness later, and fix anything that needs it.
What to Expect on Service Day in Steiner Ranch
On the day of the visit, the crew arrives in the window we set when you booked and starts with a short walk around the property. If you are home, we go over what we plan to clean and point out anything that needs special care, such as older paint, soft stone or plants close to the walls. If you are away, we only need gates unlocked, pets inside and an outside spigot. We work through the property one area at a time. Before we leave, we check the work, rinse the beds again and tidy the area, so the yard looks the way we found it, only cleaner.
Steiner Ranch Pressure Washing Pricing
Steiner Ranch had 5,719 housing units and 5,502 households at the 2020 census, with only 3.8 percent of units vacant and a homeowner vacancy rate of 0.4 percent. The land was bought for development in the late 1980s and the neighborhood grew through the 1990s, so its houses have all been built since then, spread across a 4,600-acre ridge between two lakes. More than half of households, 51.5 percent, have children under 18. For exterior cleaning, the ridge sets the terms: lots that step up or down from the street, back walls that are taller on the slope side, and driveways, patios and play areas that see a lot of family use. A walkthrough of the lot comes before every quote.
Every quote is free and is set after we see the property or a few clear photos. The price depends on:
- Size: the square footage of siding, roof or concrete to be cleaned
- Height: the number of stories and how the roofline is reached
- Surface type: stone, stucco, painted wood, vinyl, tile, shingle or concrete, each with its own method
- Condition: how heavy the algae, mildew, oil or staining is and how long it has been there
- Access: slopes, narrow side yards, dense planting and gated areas
Booking more than one service in the same visit is easy, and we quote them together, so a house wash, a roof clean and a driveway clean can all be done in one trip. Call (512) 662-8422 to get started.

Proudly Serving Steiner Ranch With Local Roots
Steiner Ranch is a 4,600-acre planned community and census-designated place in Travis County, home to 16,713 people at the 2020 census. It sits on a ridge between Lake Travis and Lake Austin, 18 miles by road northwest of downtown Austin, and belongs to Leander ISD.
Quinlan Park Road and Mary Quinlan Park
Quinlan Park Road carries Steiner Ranch traffic to its intersection with Steiner Ranch Boulevard and on down to Mary Quinlan Park at 1601 Quinlan Park Road South, on the upper reaches of Lake Austin. The Travis County park covers 5.8 acres of rolling hills with 200 feet of shoreline and the only public boat ramp for several miles. The park keeps much of the feel of the steep-sloped Colorado River bottoms. On September 4, 2011, firefighters worked along Quinlan Park Road as the fire moved in. On a calm morning now, it is a quiet place to fish.
Steiner Ranch Lake Club
The Steiner Ranch Lake Club, at 12300 River Bend, is the neighborhood’s own spot on the water, open to residents with a key fob. It has a public access boat ramp, 8 boat slips, dock fishing, a basketball court, restrooms and a covered pavilion with dining for 35. Along with the Bella Mar and Towne Square community centers, it is one of the facilities residents can reserve through the Steiner Ranch Master Association. Trailer parking takes a permit from the association office. On a summer weekend, it is where the ridge comes down to meet the lake.
Canyon Ridge Middle School and Vandegrift High School
Steiner Ranch has its own Leander ISD schools inside the community: Steiner Ranch Elementary, Laura Welch Bush Elementary, River Ridge Elementary and Canyon Ridge Middle School. High school students go to Vandegrift High School at 9500 McNeil Drive, named for Marine First Lieutenant Matthew Ryan Vandegrift, who was killed in action in Basra, Iraq in 2008. Vandegrift opened in 2009 inside the neighboring Four Points Middle School and moved to its own campus in 2010. With 51.5 percent of households raising children under 18, school drop-off and pickup set much of the daily rhythm here.
Steiner Ranch sits in the Four Points area, which also gives access to River Place and Grandview Hills, and the local paper that covers it also serves Westminster Glen and Comanche Trail. Inside the community, Quinlan Park Road meets Steiner Ranch Boulevard at a key intersection, River Bend leads to the Lake Club, and Quinlan Park Road runs on to the Lake Austin boat ramp. Flat Top Ranch Road carries the gated emergency connector toward Montview Acres, built from 2023 to 2024 as a way out if that intersection is ever blocked. RM 620 runs along the community’s edge, and the whole of Steiner Ranch is surrounded by Austin city limits.
Steiner Ranch sits on a ridge beside preserve land that Travis County describes as extreme terrain with heavy fire fuel, and the 2011 fire showed how dry grass and brush around the neighborhood can carry fire and smoke across a highway. After a dry season, dust and soot from that open land can settle on siding, gutters and roof edges, and a ridge-top house faces it from more than one side. Slopes send rain across driveways and walks toward the river bottoms, leaving soil lines on concrete at the low end. Siding, trim and roofs get low-pressure soft washing, and flat concrete gets a surface cleaner.
We serve Steiner Ranch along with every town on our areas served page, from the same crew that handles pressure washing in Austin. See photos and reviews of our pressure washing in Steiner Ranch on our Google Business Profile.
