A Cleaner Exterior for Every Spanish Oaks Neighborhood
Spanish Oaks is a private, gated community with 24/7 security in the rolling hills near Bee Cave, just off Highway 71 in western Travis County. It grew up around Spanish Oaks Golf Club, which developer Daniel Porter commissioned from golf course architect Bobby Weed inside a 1,200-acre mixed-use development. The land came with a hard history. When Weed first walked the site, a century of hillside erosion and cedar invasion had washed soil off the slopes and silted it into the creek beds. His team harvested that soil, spread native topsoil over more than 125 acres of rocky ground, felled most of the cedar by hand and worked to restore more than a dozen native grasses. They also signed voluntary limits with the U.S. Fish and Wildlife Service on impervious cover and set back from the creeks. The course follows the site’s step-riser topography, down in the valley, with the home sites kept up on the higher ground, and original trees were worked into the design or transplanted instead of cleared. Today Spanish Oaks has 485 homes across 900 acres, on large lots, many with outdoor living spaces and pools. For the outside of a home here, that means elevated houses above a valley, creeks below and a lot of hardscape beyond the walls.
We match the method to the material: a gentle soft wash for siding, roofs and stone, and surface cleaning equipment for concrete, with plants and beds protected throughout. Spanish Oaks homeowners can call (512) 662-8422 for a free quote.
Pressure Washing for Spanish Oaks Homes and Businesses
Residential Services in Spanish Oaks
- House Washing: A low-pressure soft wash that lifts algae, mildew, pollen and dust from siding, trim, soffits and stone accents, with plants protected and every side rinsed evenly so the house dries to one color.
- Roof Soft Washing: Dark streaks and green growth removed from shingle, tile and metal roofs with a roof-safe solution at low pressure, never a pressure wand on the roofing, so the roof brightens without losing granules.
- Driveway & Garage Cleaning: Traffic lanes, oil drips, tire marks and organic film lifted from driveways, aprons, garage floors and walks, with pretreatment first and surface cleaning equipment for an even finish.
- Window Cleaning: Pollen haze, dust film and sprinkler spots cleared from glass, frames, sills and screens, finished with a squeegee so the glass dries clear instead of streaked.
- Gutter Cleaning: Packed leaves and debris removed by hand, corners and valleys cleared and downspouts checked for flow, so water drains away from the house instead of spilling over the edge.
- Deck & Fence Cleaning: Wood, stained, painted and composite decks and fences cleaned with controlled pressure, board by board and section by section, so the boards come out even without splinters or stripes.
- Natural Stone Cleaning: Patios, pool decks, walkways and walls of limestone, travertine, flagstone and slate cleaned with stone-safe methods matched to the material, so the stone keeps its texture and color.
Commercial Services in Spanish Oaks
- Commercial Pressure Washing: Sidewalks, entries, dumpster pads and flatwork cleaned so a business looks cared for.
- Commercial Roof Cleaning: Streaks and organic growth removed from commercial roofs with a low-pressure method.
- Storefront Cleaning: Entries, walkways and building faces that customers see first, cleaned on a schedule that suits the business.
- Apartment & Breezeway Cleaning: Breezeways, stairwells and common areas cleaned for apartment communities.
Common Exterior Problems We Clean Around Spanish Oaks
The same few culprits show up on siding, roofs and concrete across the area. This is what they look like and what we do about them.
Organic Growth
Green and black growth on siding, fences and stone is alive, and scrubbing or blasting it off leaves the roots behind. The right solution and enough dwell time clear it without harming the surface.
Dark Roof Stains
Streaks that start near the ridge and run down the slope make a roof look older than it is. A low-pressure roof soft wash lifts them safely, and the roof keeps brightening in the days after.
Cedar Pollen Film
Each winter and spring, cedar pollen settles on everything and turns sticky in humid air. It clings to siding, windows and textured stone until a proper wash dissolves it.
Stained Concrete
Driveways and walks collect oil, rust, tire marks and organic film. We treat each stain type first, because pressure alone rarely lifts the worst of them and too much can etch the surface.
Sprinkler Marks
White and tan spots near the ground come from irrigation water drying on the surface again and again. Many come out completely, and we set expectations up front for the stubborn ones.
Overflowing Gutters and Stained Fascia
Packed gutters spill water over the edge, which streaks fascia and siding and can dump water beside the foundation. We clear the debris by hand, check the downspouts and wash off the streaks it left behind.
What Spanish Oaks Homeowners Count On From Us
Here is what homeowners in Spanish Oaks can count on when our crew arrives.
Low Pressure Where It Belongs
Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.
An Eco-Friendly Way to Clean
Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.
A Local Shop Since 2018
Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.
A Walkthrough Before the Water Goes On
Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.

The Steps Behind Every Spanish Oaks Job
From the first look to the last rinse, a visit to a Spanish Oaks home follows five steps.
1. Surface Check
A quick inspection tells us what each surface is made of and what is discoloring it, which decides the method, the solution and the pressure.
2. Protect the Property
Plants and beds are wet down, light items are moved, and outlets, vents and fixtures are noted so the work stays controlled.
3. Apply and Dwell
A cleaning solution matched to the surface is applied evenly and left to loosen the growth and grime at the root.
4. Even Cleaning
Controlled pressure and steady technique give a uniform finish across the whole surface, including the corners and edges.
5. Final Check
Once surfaces start to dry, we walk the property again, touch up anything missed and leave the area clean.
What to Expect on Service Day in Spanish Oaks
Here is how a visit usually goes. The crew arrives, walks the property and confirms what is on the list. Plants and outdoor items near the work are protected before any solution goes on. You can be home for it, but you do not have to be: unlocked gates, pets inside and an outside spigot are all we need. When the cleaning is done, we look over every surface as it dries, touch up anything that needs it and leave the work area clean.
Spanish Oaks Pressure Washing Pricing
Spanish Oaks has 485 homes on 900 acres, and its homes sit on large lots, many with outdoor living spaces and pools. The whole community sits inside a 1,200-acre mixed-use development near Bee Cave. Homes listed there in September 2026 were built between 2005 and 2025. The routing plan kept home sites elevated and the golf course down in the valley, so houses stand above the course on the step-riser slopes. For exterior cleaning, that shapes the job: tall walls on the downhill side, terraces and pool decks that step down from the house, long drives from the street and a gate that needs to be arranged before anyone arrives. We quote each home after a walkthrough, not from a photo.
Every quote is free and is set after we see the property or a few clear photos. The price depends on:
- Size: the square footage of siding, roof or concrete to be cleaned
- Height: the number of stories and how the roofline is reached
- Surface type: stone, stucco, painted wood, vinyl, tile, shingle or concrete, each with its own method
- Condition: how heavy the algae, mildew, oil or staining is and how long it has been there
- Access: slopes, narrow side yards, dense planting and gated areas
Booking more than one service in the same visit is easy, and we quote them together, so a house wash, a roof clean and a driveway clean can all be done in one trip. Call (512) 662-8422 to get started.

Proudly Serving Spanish Oaks With Local Roots
Spanish Oaks is a private, gated community of 485 homes on 900 acres near Bee Cave, just off Highway 71 in western Travis County. It surrounds Spanish Oaks Golf Club, a Bobby Weed design at 13001 Spanish Oaks Club Drive, and its children attend Lake Travis ISD schools.
Spanish Oaks Golf Club
Spanish Oaks Golf Club, at 13001 Spanish Oaks Club Drive, is the center of the community and one of two golf courses inside Bee Cave’s city limits and ETJ. Bobby Weed routed it over the step-riser ground of the site, low in the valley with the homes above, and laid it over the existing landscape so it felt like it had always been there. Holes next to the creeks are watered with potable water and the rest with reclaimed water, out of care for the creeks. Its fairways sit where the rain drains, below the houses.
Hill Country Galleria
The Hill Country Galleria, minutes from Spanish Oaks, opened in October 2007 and changed the roads around the community. Its original owners paid to widen Highway 71, the road Spanish Oaks sits just off, and built Bee Cave Parkway to link RM 620 with Bee Caves Road. They also donated the 50 acres that became Bee Cave Central Park. For Spanish Oaks households, its shops, restaurants, grocery stores and movie theater are a short drive out the gate instead of a trip into Austin. On a hot summer afternoon, it offers a cool indoor break from the sun.
Bee Cave Elementary and Lake Travis ISD
Spanish Oaks is part of Lake Travis ISD, and its children are zoned to Bee Cave Elementary, Lake Travis Middle School and Lake Travis High School. Bee Cave Elementary is one of three elementary schools that serve the Bee Cave area and the only one of them inside the city of Bee Cave. Lake Travis Middle School served all of Bee Cave until 2019, when Bee Cave Middle School opened. Lake Travis High School takes every Lake Travis ISD student, so Spanish Oaks teenagers share a campus with Lakeway, Hudson Bend and Bee Cave.
Spanish Oaks sits among several named communities in the hills west of Austin. Nearby communities include Barton Creek, Belvedere and The Hills of Lakeway, and the city of Bee Cave, with its Falconhead West neighborhood and Falconhead Golf Club, lies around it. Spanish Oaks Club Boulevard runs through the community in ZIP 78738, and the club itself stands at 13001 Spanish Oaks Club Drive. Inside the gate, residents have walking and biking trails and fishing ponds among the homes, part of a 1,200-acre mixed-use development. Outside it, Highway 71 carries traffic toward the Bee Cave crossroads, where RM 620 and FM 2244 meet the highway.
Spanish Oaks is built on the rocky Hill Country ground Bobby Weed’s team found at the start, where a century of erosion and cedar invasion had moved soil off the hillsides and into the creek beds. Homes stand high on step-riser slopes above the course, so rain off a roof, terrace or pool deck heads downhill toward the valley and the creeks. On a lot like that, soil and grit tend to collect at the low edge of patios and along the base of downhill walls. The community was built under limits on impervious cover and with setbacks along the creeks, so where rinse water goes matters here. Natural stone and pool coping get low-pressure soft washing.
We serve Spanish Oaks along with every town on our areas served page, from the same crew that handles pressure washing in Austin. See photos and reviews of our pressure washing in Spanish Oaks on our Google Business Profile.
