Roof Cleaning in Lakeway, TX with a low-pressure method matched to every surface, from our shop on Pond Springs Road. Free quotes, Monday to Saturday.

Roof Cleaning for Lakeway Homes

Lakeway sits on Lake Travis 16 miles west of Austin, and it grew from 11,391 residents in 2010 to 19,189 in 2020. Lake air, strong sun and Hill Country trees keep siding, roofs, stone and concrete busy collecting growth and grime.

Most homeowners in Lakeway never think about the roof until the stains get hard to miss. Black lines creep down from the ridge, the north slope turns faintly green, and suddenly the house looks older than it is. The quick fix people reach for is a pressure washer, and that is exactly what a roof should never get. High pressure can knock loose the protective granules on asphalt shingles, crack tile and push water into seams. Our crew at Clean Green Power Washing takes a gentler route. We apply a cleaning solution at low pressure, give it time to work on the algae and mildew, and rinse only where the roof calls for it. The result is a cleaner, more even roofline with no harsh force involved. For a free quote, reach us at (512) 662-8422.

Soft Washing Each Kind of Lakeway Roof

North-Facing Slopes

Walk around almost any house and the roof side that gets the least sun will look the worst. Shade slows drying after rain and dew, and algae takes advantage of every damp hour. Our walkthrough flags these slopes first, since they usually need the most solution and the longest contact time to come clean evenly.

Clay and Concrete Tile

Tile roofs have deep curves and overlaps where moisture sits and growth settles into the channels. The surface is hard, but tile can chip or crack under careless force. We apply the treatment so it reaches into those grooves, let it work, and keep pressure low enough that the finish and the tile edges stay intact.

Standing Seam and Metal Panels

On a metal roof, the problem is usually a chalky or gray film rather than thick streaks. It builds from dust, cedar pollen and organic growth trapped along the ribs. Low pressure matters here because a strong jet can mark the coating. The solution dissolves the film and a gentle rinse carries it off the panels.

Porch and Patio Covers

Low-slope sections over porches, patios and carports sit close to trees and sprinklers, so they tend to stay damp. Growth on them is often thicker than on the main roof, even though they get less attention. We treat these areas as part of the job, since a bright main roof next to a green porch cover looks unfinished.

5 Common Roof Problems We Clean in Lakeway

Roofs in Lakeway tend to show the same handful of issues year after year. Below are the five we treat most often, what each one usually signals, and how a low-pressure cleaning deals with it. Hurst Creek runs through the middle of Lakeway on its way to Lake Travis, and homes near the water and in the shaded creek areas deal with more moisture than homes on open, sunny lots.

Black Streaks Running Down the Slope

The long dark lines that trail from the ridge toward the gutters are usually algae. It feeds on moisture and minerals on the shingle surface, and it spreads further each season. Rain will not rinse it away. Our treatment breaks down the colonies so the streaks fade and the shingles return to one even color.

Olive or Gray Haze Near Tree Lines

Branches drop leaves, hold shade and drip water long after a storm. The roof beneath them often turns a dull olive or gray as mildew and algae settle in. We treat these areas with extra care, letting the solution soak into the growth rather than forcing it off with pressure.

Algae Colonies

What most people call roof stains are colonies of algae. They start as small dark spots, then merge into streaks as rain carries them downhill. The growth feeds on moisture and keeps going until it is treated. Our roof-safe solution breaks it down at the source instead of just moving it around.

Leaf and Debris Stains

Leaves, twigs and seed pods that sit on a roof slowly break down and leave brown or tea-colored marks. The debris also holds moisture that invites growth. Before treating, loose debris is cleared where it is safe to do so, then the stains are soaked, allowed to dwell and rinsed away gently.

Pollen and Dust Film

Cedar season and dry, windy stretches coat roofs with a fine yellow or tan layer. On its own it looks dull, and it also gives algae something to grow on. Our low-pressure wash removes that film along with the organic growth underneath, which leaves the roof brighter and helps slow the next round of staining.

Why Lakeway Homeowners Choose Us

Homeowners in Lakeway call us for the same reasons our Austin customers do: a careful method, a crew that treats the property with respect and a quote that says exactly what will be done.

Low Pressure Where It Belongs

Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.

An Eco-Friendly Way to Clean

Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.

How Our Roof Cleaning Process Works

Every roof we clean follows the same five steps. The method stays gentle from start to finish, and each step has a clear purpose. Here is what happens once we arrive.

1. Inspection From the Ground Up

The first thing we do is look. We identify the roofing material, check how widespread and how deep the staining is, and note the shade pattern across the slopes. We also look at what is growing below, since landscaping near the house shapes how we set up the job.

2. Protecting Plants and Landscaping

Before anything is sprayed, we prepare the ground below. Beds, shrubs and delicate plants near the drip line are protected, and we plan how water will drain off the roof. If there is a plant you are especially fond of, point it out and it gets extra attention.

3. Treating the Roof Surface

With the ground protected, the solution is applied at low pressure in an even coat. We work methodically so each section is covered, paying close attention to valleys, shaded planes and the areas with the darkest streaks. Nothing is blasted, scraped or scrubbed along the way.

4. Letting It Dwell

Once applied, the solution is left to work on the algae and organic staining at its source. How long depends on the weather, the shade and how heavy the growth is. During this time the streaks start to fade, and stubborn areas can be treated again.

5. Rinse and Final Check

Where the roof type calls for it, we rinse at controlled pressure. Then we walk the property again, looking at the roofline for evenness and making sure the ground, windows and walkways below are clean. Many roofs keep lightening over the next few days as the last traces release.

Roof Cleaning Pricing in Lakeway

Every roof soft wash in Lakeway is priced by quote, and the quote is free. The number depends on a few things we can only judge by seeing the roof: its size and pitch, how many stories tall the house is, whether it is shingle, tile or metal, and how heavy the algae and staining have become. Access plays a part too, including trees over the roof and landscaping that needs protection. We set the price after a visit to the property or after looking over photos you send. If you also want the siding, driveway or gutters cleaned, we can schedule those for the same visit so everything gets done together. Call (512) 662-8422 to start your quote, or send pictures of each side of the roof and we will take it from there.

Serving Lakeway From Our Pond Springs Road Shop

Lakeway began on a 2,700-acre ranch owned by Jack (Jake) Josey. The Lakeway hotel opened on July 12, 1963, and property owners voted to incorporate in June 1974. Hurst Creek runs directly through the city and empties into Lake Travis.

The city has grown quickly, from 11,391 residents in 2010 to 19,189 in 2020. Lake living means more time outdoors and more moisture in the air, so patios, pool decks, stone walls and siding all collect growth, and roofs pick up the dark streaks that come with Central Texas humidity.

Lakeway is about 13.5 miles from our shop at 13200 Pond Springs Rd as the crow flies, and we serve homes throughout the city.

We serve Lakeway along with the other communities on our service areas page, all from the same crew that handles pressure washing in Austin.

I would say for the price I paid, $800. Only one layer of coating on top and no brush on edges or under the coping stones is extremely disappointing. I could do this top layer coating with a roller for a fraction of the cost myself. Not a professional service.

Roof Cleaning in Lakeway: Frequently Asked Questions

You will usually see a clear change by the time we finish. After that, the roof often keeps getting brighter for several days as the remaining growth loosens and weathers off. How fast that happens depends on the weather, how much shade the roof gets, and how thick the growth was at the start.
Not when it is done at low pressure with a roof-safe solution, which is how we clean every roof. The damage people worry about comes from high-pressure washing, which strips granules from shingles, can crack tile and drives water into seams. Our method relies on the treatment and dwell time instead of force, so the surface stays intact.
We keep pressure low for the whole job. The solution breaks down the algae and staining, so there is no need to blast anything off. When the material calls for a rinse, it is done at a controlled, gentle pressure. That keeps granules on the shingles and water out of the seams, which is the whole point of soft washing.
Lakeway sits on Lake Travis with Hurst Creek running through it, and homes near the water or in shade stay damp longer. That moisture helps algae and mildew grow back on siding, roofs and stone.
Most homes are finished in a single visit. The time depends on the roof size, its pitch, the number of stories, and how heavy the growth is, since thicker buildup needs longer dwell time. We will give you an idea of how long to expect when we quote the job, so you can plan your day around it.
Protecting landscaping is part of every roof job. We shield plants near the house, control where the runoff goes, and rinse the areas below when we are done. Keep pets indoors during the cleaning and until the yard has been rinsed. If you have fragile or prized plants, show us before we start and we will add extra protection there.
In most cases, the streaks are algae. It grows well in warm, humid weather and spreads most readily on slopes that stay damp in the shade. Because it is a living growth rather than loose dirt, rain does not remove it. A soft wash breaks the algae down so it lets go of the roof and the color evens out.
