A Cleaner Exterior for Every Hyde Park Neighborhood
Hyde Park is a neighborhood and historic district in Central Austin, bounded by 38th Street, 45th Street, Duval Street and Guadalupe Street, just north of the University of Texas. It traces its start to 1891, when Monroe M. Shipe laid it out as a streetcar suburb, and it is considered Austin’s first suburb. Before that, the eastern part of the neighborhood hosted the State Fair of Texas from 1875 to 1884, and the curve in 39th Street between Avenue F and Duval Street still follows part of the old horseracing track. Most lots here were improved between the late 1890s and 1935, so a typical house has stood for around a century. Bungalows are the most common type, followed by Queen Anne and Tudor Revival homes, and single-family dwellings make up about 95 percent of the built environment. That age matters on the outside. Frame houses, porches, painted trim and older windows respond to water and cleaning solutions differently than new materials do, and they have been through generations of Austin weather: long summers with highs of 90 degrees on 123 days a year, humid spells when the wind comes from the Gulf, and about 34 inches of rain a year. Hyde Park is also densely populated for the urban core, so every exterior job has to fit neatly between close neighbors.
Our method is simple: we look at every surface before any water goes on, clean siding, roofs and stone with a low-pressure soft wash, and use surface cleaning equipment on concrete. Call (512) 662-8422 and we will set up a free quote for your Hyde Park home.
Pressure Washing for Hyde Park Homes and Businesses
Residential Services in Hyde Park
- House Washing: A low-pressure soft wash that lifts algae, mildew, pollen and dust from siding, trim, soffits and stone accents, with plants protected and every side rinsed evenly so the house dries to one color.
- Roof Soft Washing: Dark streaks and green growth removed from shingle, tile and metal roofs with a roof-safe solution at low pressure, never a pressure wand on the roofing, so the roof brightens without losing granules.
- Driveway & Garage Cleaning: Traffic lanes, oil drips, tire marks and organic film lifted from driveways, aprons, garage floors and walks, with pretreatment first and surface cleaning equipment for an even finish.
- Window Cleaning: Pollen haze, dust film and sprinkler spots cleared from glass, frames, sills and screens, finished with a squeegee so the glass dries clear instead of streaked.
- Gutter Cleaning: Packed leaves and debris removed by hand, corners and valleys cleared and downspouts checked for flow, so water drains away from the house instead of spilling over the edge.
- Deck & Fence Cleaning: Wood, stained, painted and composite decks and fences cleaned with controlled pressure, board by board and section by section, so the boards come out even without splinters or stripes.
- Natural Stone Cleaning: Patios, pool decks, walkways and walls of limestone, travertine, flagstone and slate cleaned with stone-safe methods matched to the material, so the stone keeps its texture and color.
Commercial Services in Hyde Park
- Commercial Pressure Washing: Sidewalks, entries, dumpster pads and flatwork cleaned so a business looks cared for.
- Commercial Roof Cleaning: Streaks and organic growth removed from commercial roofs with a low-pressure method.
- Storefront Cleaning: Entries, walkways and building faces that customers see first, cleaned on a schedule that suits the business.
- Apartment & Breezeway Cleaning: Breezeways, stairwells and common areas cleaned for apartment communities.
Common Exterior Problems We Clean Around Hyde Park
Most of what dulls a home’s exterior in Central Texas comes from a short list of causes. These are the ones we clean most often.
Green Algae on Shaded Walls
Walls that miss the afternoon sun stay damp after rain and sprinklers, and a green film spreads across them. A soft wash kills the growth at the root instead of just knocking the top layer off, so it takes longer to return.
Roof Discoloration
Patchy, uneven color on a roof is often organic growth rather than dirt. We clean it with a roof-safe solution at low pressure, never with a pressure wand on the shingles.
Pollen and Dust Haze
A yellow or gray haze on siding, glass and patios is usually pollen mixed with dust. It does not rinse away on its own, and a cleaning solution is what lets it release.
Oil and Tire Marks on Concrete
Heat bakes vehicle drips and tire lanes into driveways and garage floors. Degreaser and dwell time come first, then surface cleaning equipment gives an even finish without stripes.
Mineral Deposits
Irrigation overspray dries into mineral deposits on siding, glass and stone. We look at them on the walkthrough, treat them as part of the job and say plainly what will and will not come off.
Clogged Gutters
Leaves, pollen and grit settle into gutters and turn into sludge that blocks downspouts. Water then pours over the edge and stains the trim below. Clearing the gutters and rinsing the fascia fixes both problems.
What Hyde Park Homeowners Count On From Us
Here is what homeowners in Hyde Park can count on when our crew arrives.
Low Pressure Where It Belongs
Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.
An Eco-Friendly Way to Clean
Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.
A Local Shop Since 2018
Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.
A Walkthrough Before the Water Goes On
Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.

The Steps Behind Every Hyde Park Job
Every Hyde Park job follows the same five steps, whether it is a single driveway or the whole exterior.
1. Walkthrough
We walk the property with you or on our own, note each surface and material, and find the cause of every stain: pollen film, algae, mildew, runoff, oil or hard water.
2. Prep and Protection
We protect landscaping and sensitive areas before cleaning starts, because a careful job keeps runoff where it belongs.
3. Pretreat
Organic growth and traffic film are broken down with a pretreatment, so the stain releases without extra force.
4. Clean and Rinse
We rinse from the top down, or run surface cleaning equipment across concrete, so the finish dries even without stripes or wand marks.
5. Walk It Again
We check the work as it dries, because some surfaces look perfect wet and show unevenness later, and fix anything that needs it.
What to Expect on Service Day in Hyde Park
On the day of the visit, the crew arrives in the window we set when you booked and starts with a short walk around the property. If you are home, we go over what we plan to clean and point out anything that needs special care, such as older paint, soft stone or plants close to the walls. If you are away, we only need gates unlocked, pets inside and an outside spigot. We work through the property one area at a time. Before we leave, we check the work, rinse the beds again and tidy the area, so the yard looks the way we found it, only cleaner.
Hyde Park Pressure Washing Pricing
Hyde Park’s housing is mostly single-family, about 95 percent of the built environment, and most lots were improved between the late 1890s and 1935. The oldest houses stand near the State Hospital and along the old streetcar route on 40th Street, and many of the first ones were built in the Queen Anne style. A building boom from 1924 to 1935 brought smaller frame houses and bungalows, still the most common type. Today many are renovated bungalows, and modern duplex-style homes have joined them, many painted in bright colors. For exterior work that means older frame houses whose age calls for gentle methods, set beside newer duplex buildings that may need a different setup, and every job fitting onto a lot in a densely populated part of the urban core.
Every quote is free and is set after we see the property or a few clear photos. The price depends on:
- Size: the square footage of siding, roof or concrete to be cleaned
- Height: the number of stories and how the roofline is reached
- Surface type: stone, stucco, painted wood, vinyl, tile, shingle or concrete, each with its own method
- Condition: how heavy the algae, mildew, oil or staining is and how long it has been there
- Access: slopes, narrow side yards, dense planting and gated areas
Booking more than one service in the same visit is easy, and we quote them together, so a house wash, a roof clean and a driveway clean can all be done in one trip. Call (512) 662-8422 to get started.

Proudly Serving Hyde Park With Local Roots
Hyde Park is a Central Austin neighborhood and historic district just north of the University of Texas, bordered by the Hancock and North Loop neighborhoods. Monroe M. Shipe opened it in 1891 as a streetcar suburb, and it is considered the first suburb in Austin, today part of City Council District 9.
Elisabet Ney Museum
Sculptor Elisabet Ney was among the first to buy land in Hyde Park, and she built a small castle-style studio she called Formosa in the northwest part of the neighborhood. Completed in 1893 and enlarged in 1902, it was the earliest art studio built in Texas, and it joined the National Register of Historic Places on November 29, 1972. Waller Creek cuts through the property. The museum closed in December 2024 for work that includes restoring its original doors and windows and repairing the roof, a reminder of how much weather an 1890s building takes.
Shipe Park
Shipe Park was dedicated in 1928, in the middle of the building boom that filled in much of Hyde Park, and it shares its name with the neighborhood’s founder, Monroe M. Shipe. It covers just 1.75 acres, yet it holds a neighborhood swimming pool, two lighted tennis courts, basketball courts and a playground. On a grid of closely set older houses, it works as a shared yard for the surrounding blocks. The pool earns its keep in an Austin summer, when highs reach 90 degrees on about 123 days of the year.
Shadow Lawn Historic District and the 39th Street curve
In the southeast corner of the neighborhood, the Shadow Lawn Historic District is roughly bounded by 38th Street, 39th Street, Avenue G and Duval Street, and it holds several homes of historic interest from the early twentieth century. Nearby, 39th Street bends in a curve between Avenue F and Duval Street. That curve is a leftover of the State Fair of Texas horseracing track, from the years 1875 to 1884 when the fair was held in the eastern part of what became Hyde Park, before it moved to Dallas.
Hyde Park runs from 38th Street to 45th Street between Guadalupe Street and Duval Street. Inside it, the Hyde Park Historic District covers roughly West 40th Street to West 45th Street between Avenue A and Duval, with Victorian, Tudor Revival and bungalow homes, and the Shadow Lawn Historic District fills the southeast corner around Avenue G. Guadalupe Street was once Old Georgetown Road, the route Shipe’s streetcar line took north into the neighborhood, and the oldest houses line the former car route on 40th Street. Hancock and North Loop border Hyde Park, and the University of Texas sits just to the south. Students are assigned to Lee Elementary, Kealing Middle and McCallum High in Austin ISD.
Hyde Park’s exterior conditions come down to age and density. Most houses were built between the late 1890s and 1935, and frame houses, porches and trim from that era have taken close to a century of Austin sun, heat and humid spells. Surfaces like that need low pressure and a cleaning solution matched to the material, not force. The Ney museum’s own repairs to its roof, doors and windows show what a building from the 1890s asks for over time. Lots sit close together in a densely populated part of the urban core, so rinse water, overspray and equipment all have to be planned around the house next door and the sidewalk out front.
