A Cleaner Exterior for Every Hudson Bend Neighborhood
Hudson Bend is a lakeside community of 4,005 people on Lake Travis, about 16 miles northwest of downtown Austin in Travis County. It takes its name from Wiley Hudson, an emigrant from Arkansas who secured a land grant in 1854 near a bend of the Colorado River. For close to a century the bend was farm and ranch country, with ranches amid the cedar and live oaks and farms along the river bottom. Then Marshall Ford Dam, now Mansfield Dam, was completed in 1941, and the new Lake Travis covered nearly half of the old 4,000-acre tract. Subdivisions, marinas and lodges took the place of the fields, starting with Hudson Bend Colony No. 1 and No. 2 in the 1940s. Today water makes up 2.7 of the census area’s 6.7 square miles, so the lake is never far from any street. It is also a lake that moves. Lake Travis was built to catch floods, its level has swung nearly 100 feet over its history, and after the 2018 Llano River flood it rose 20 feet in a single day. Homes here are set above a shoreline that can sit far below or close to the yard, and every stair, retaining wall and dock path in between gets the weather from the open water.
We match the method to the material: a gentle soft wash for siding, roofs and stone, and surface cleaning equipment for concrete, with plants and beds protected throughout. Hudson Bend homeowners can call (512) 662-8422 for a free quote.
Pressure Washing for Hudson Bend Homes and Businesses
Residential Services in Hudson Bend
- House Washing in Hudson Bend: A low-pressure soft wash that lifts algae, mildew, pollen and dust from siding, trim, soffits and stone accents, with plants protected and every side rinsed evenly so the house dries to one color.
- Roof Soft Washing: Dark streaks and green growth removed from shingle, tile and metal roofs with a roof-safe solution at low pressure, never a pressure wand on the roofing, so the roof brightens without losing granules.
- Driveway & Garage Cleaning: Traffic lanes, oil drips, tire marks and organic film lifted from driveways, aprons, garage floors and walks, with pretreatment first and surface cleaning equipment for an even finish.
- Window Cleaning in Hudson Bend: Pollen haze, dust film and sprinkler spots cleared from glass, frames, sills and screens, finished with a squeegee so the glass dries clear instead of streaked.
- Gutter Cleaning: Packed leaves and debris removed by hand, corners and valleys cleared and downspouts checked for flow, so water drains away from the house instead of spilling over the edge.
- Deck & Fence Cleaning: Wood, stained, painted and composite decks and fences cleaned with controlled pressure, board by board and section by section, so the boards come out even without splinters or stripes.
- Natural Stone Cleaning: Patios, pool decks, walkways and walls of limestone, travertine, flagstone and slate cleaned with stone-safe methods matched to the material, so the stone keeps its texture and color.

Common Exterior Problems We Clean Around Hudson Bend
The same few culprits show up on siding, roofs and concrete across the area. This is what they look like and what we do about them.
Organic Growth
Green and black growth on siding, fences and stone is alive, and scrubbing or blasting it off leaves the roots behind. The right solution and enough dwell time clear it without harming the surface.
Dark Roof Stains
Streaks that start near the ridge and run down the slope make a roof look older than it is. A low-pressure roof soft wash lifts them safely, and the roof keeps brightening in the days after.
Cedar Pollen Film
Each winter and spring, cedar pollen settles on everything and turns sticky in humid air. It clings to siding, windows and textured stone until a proper wash dissolves it.
Stained Concrete
Driveways and walks collect oil, rust, tire marks and organic film. We treat each stain type first, because pressure alone rarely lifts the worst of them and too much can etch the surface.
Sprinkler Marks
White and tan spots near the ground come from irrigation water drying on the surface again and again. Many come out completely, and we set expectations up front for the stubborn ones.
Overflowing Gutters and Stained Fascia
Packed gutters spill water over the edge, which streaks fascia and siding and can dump water beside the foundation. We clear the debris by hand, check the downspouts and wash off the streaks it left behind.

Low Pressure Where It Belongs

The Steps Behind Every Hudson Bend Job
From the first look to the last rinse, a visit to a Hudson Bend home follows five steps.
1. Surface Check
A quick inspection tells us what each surface is made of and what is discoloring it, which decides the method, the solution and the pressure.
2. Protect the Property
Plants and beds are wet down, light items are moved, and outlets, vents and fixtures are noted so the work stays controlled.
3. Apply and Dwell
A cleaning solution matched to the surface is applied evenly and left to loosen the growth and grime at the root.
4. Even Cleaning
Controlled pressure and steady technique give a uniform finish across the whole surface, including the corners and edges.
5. Final Check
Once surfaces start to dry, we walk the property again, touch up anything missed and leave the area clean.
What to Expect on Service Day in Hudson Bend
Here is how a visit usually goes. The crew arrives, walks the property and confirms what is on the list. Plants and outdoor items near the work are protected before any solution goes on. You can be home for it, but you do not have to be: unlocked gates, pets inside and an outside spigot are all we need. When the cleaning is done, we look over every surface as it dries, touch up anything that needs it and leave the work area clean.
Hudson Bend Pressure Washing Pricing
The 2020 census counted 2,170 housing units in Hudson Bend, up from 1,225 in 2000, with 14.9 percent vacant. Building here started in the 1940s, when the first subdivisions, Hudson Bend Colony No. 1 and No. 2, went in on former ranch land, and the count kept climbing as retirees and Austin commuters moved in. Only 4.0 of its 6.7 square miles are land, and the rest, 40.27 percent, is Lake Travis. For exterior cleaning, that means lots that fall toward the water, stairs and landings down to a dock, and walls that face the lake and can only be reached from the low side. We plan every job around the slope and the stairs, and we walk the whole lot with you before giving a quote.
Every quote is free and is set after we see the property or a few clear photos. The price depends on:
- Size: the square footage of siding, roof or concrete to be cleaned
- Height: the number of stories and how the roofline is reached
- Surface type: stone, stucco, painted wood, vinyl, tile, shingle or concrete, each with its own method
- Condition: how heavy the algae, mildew, oil or staining is and how long it has been there
- Access: slopes, narrow side yards, dense planting and gated areas
Booking more than one service in the same visit is easy, and we quote them together, so a house wash, a roof clean and a driveway clean can all be done in one trip. Call (512) 662-8422 to get started.

Proudly Serving Hudson Bend With Local Roots
Hudson Bend is a census-designated place of 4,005 people on Lake Travis, about 16 miles northwest of downtown Austin in Travis County. Settled by the Wiley Hudson family in the 1850s, it lost nearly half of its land to the lake when Mansfield Dam was built and became a community of lakeside subdivisions.
Hudson Bend historical marker
A Texas Historical Marker, number 6471, stands in a pullout near 4516 Hudson Bend Road by Doss Road in La Hacienda Estates. First erected in 1978, it tells how Wiley Hudson, born in 1825, settled on the bend in 1854, and how the 1860 census found four families here, including Wiley, his wife Catherine and eight children. Pioneers crossed the Colorado at three fords to grind corn at Anderson Mill. The current marker replaced the original, which was damaged and then stolen. It is a short stop on a road most residents drive every day.
Mansfield Dam and Mansfield Dam Park
Mansfield Dam, first called Marshall Ford Dam, broke ground on February 19, 1937, and was completed in 1941, and the lake behind it reshaped Hudson Bend. RM 620 once ran across the top of the dam; in 1995 it moved to a four-lane bridge on the downstream side. Mansfield Dam Park, run by Travis County, sits beside the dam on the main body of Lake Travis, with a four-lane boat ramp, a scuba park with four underwater dive platforms, and picnic sites under canopies of native trees. On a summer weekend, the launch lanes stay busy.
Lake Travis
Lake Travis was formed in 1942 behind Mansfield Dam and was built to hold floodwaters in a flash-flood region. It stretches 65 miles upriver, and water covers 2.7 of Hudson Bend’s 6.7 square miles. Its level can change fast: its recorded low and high sit nearly 100 feet apart, and after the 2018 Llano River flood it rose 20 feet in 24 hours. For people in Hudson Bend, the shoreline at the bottom of the yard is never quite in the same place from one year to the next.
Hudson Bend’s first subdivisions, Hudson Bend Colony No. 1 and Hudson Bend Colony No. 2, were laid out in the 1940s by developers S. C. McIntosh, Hugh Webb and Jesse James, just as Lake Travis was filling. La Hacienda Estates sits along Hudson Bend Road near Doss Road, where the historical marker stands. A volunteer fire department and a garden club formed in the 1950s, and by the end of the century much of the community was retirees and Austin commuters. Children here are zoned to Lake Travis Elementary in Lakeway, Hudson Bend Middle School and Lake Travis High School, and the Lake Travis Community Library in Lakeway serves the area.
Much of Hudson Bend’s land runs down to Lake Travis, and 40.27 percent of the census area is water, so many homes have a lake side that takes wind and damp air straight off the open water. On the shaded or lake-facing side of a house, green growth tends to show first on siding, trim and the lower edge of a roof. The lake’s level has swung nearly 100 feet over its history, so stairs, landings and retaining walls between a house and the shore are exposed to sun and weather in dry years and closer to the water in wet ones. Those surfaces get a surface cleaner or low-pressure soft washing, never a hard blast on soft stone.
