Clean Green Power Washing

House Washing in Bee Cave, TX

House Washing in Bee Cave, TX with a low-pressure method matched to every surface, from our shop on Pond Springs Road. Free quotes, Monday to Saturday.

House Washing for Bee Cave Homes

Bee Cave sits about 12 miles west of Austin on hilly ground between 875 and 1,025 feet above sea level. The city of 9,144 was named for a cave of wild bees the early settlers found, and its long, hot, humid summers keep exterior growth coming back.

Siding rarely gets dirty all at once. It happens a little at a time: sprinkler spray leaves chalky spots near the ground, gutters drip dark lines down the corners, and the shady side of the house slowly turns a dull green. Homeowners in Bee Cave usually call us when the front of the house stops matching the picture in their heads. Our house washing uses a soft wash approach. That means a cleaning mix applied at low pressure, time for it to loosen the grime, and a careful rinse from the roofline down. No blasting, no water pushed behind panels, no stripped paint. Our crew works out of a shop on Pond Springs Road, and we treat your beds and shrubs like they belong to us. Want to see your home clean again? Call (512) 662-8422 and ask for a free quote.

What Our House Washing Covers in Bee Cave

North Walls and Shaded Sides

Any wall that sits in shade most of the day stays damp longer after rain or irrigation, and that is where green and black growth takes hold first. We give these walls a longer dwell so the solution can reach down to where the algae and mildew are anchored, which helps the clean last longer than a quick rinse ever would.

Soffits, Fascia and Eaves

The underside of the roofline is where spider webs, wasp nests and dark mildew spots collect, and guests notice it early from the front walk. We aim the gentle mix up into soffits and along fascia boards, then rinse them without soaking the attic vents. Clean eaves make the whole house look sharper, even from across the street.

Window Frames and Trim

Trim shows dirt faster than siding because it is usually lighter in color. Around window frames, sills and corner boards, we slow down and give extra attention to the spots where runoff pools and stains. The goal is crisp edges where the trim meets the wall, not a clean wall framed by gray outlines that still look dirty.

Gutter Faces and Downspouts

The outside face of a gutter often shows black tiger stripes where water spills over the edge. Downspouts pick up the same streaks along their seams. We clean the exterior of both as part of the wash so they no longer frame the house in dark lines. Clearing debris from inside the gutters is a separate service you can add to the same visit.

5 Common Siding Problems We Clean in Bee Cave

Most exterior stains fall into a few familiar groups. Knowing which one you are looking at tells us how to treat it. Here are the problems we see most often when we wash homes in Bee Cave. Bee Cave’s elevation runs from 875 to 1,025 feet, and on ground that hilly, water after a storm runs across drives, walks and patios on its way downhill and leaves a line of grit and growth behind.

Spider Webs and Insect Nests

Eaves, porch corners and light fixtures attract spiders, wasps and mud daubers, especially in warm months. Their webs and nests catch dust and leave dark spots behind. We clear them during the wash and clean the marks they leave, so the corners of the house look tidy again.

Runoff Stains at Roof Corners

Where two rooflines meet or a gutter overflows, water sheets down one spot on the wall again and again. It leaves a tan or black trail that rain alone will never wash away. We work these trails from the top so the wall dries to one even tone.

Black Streaks Under Gutters

Dark vertical lines below gutters and at roof corners come from runoff carrying dirt, shingle grit and organic matter down the wall. They make even a well kept house look neglected. We treat these streaks directly and rinse from the top down so they fade out instead of spreading.

Mold and Mildew on the North Side

The side of the house that gets the least sun is almost always the dirtiest. Moisture lingers, and black or green growth spreads along the siding and into the corners. We let our solution dwell longer here so the growth releases fully before the rinse.

Faded Look From Mixed Grime

Sometimes there is no single stain, just a tired, gray tone across the whole house from pollen, dust and light growth layered together. It is easy to mistake for faded paint. A full wash often reveals that the color underneath is still bright and simply needed cleaning.

Why Bee Cave Homeowners Choose Us

Homeowners in Bee Cave call us for the same reasons our Austin customers do: a careful method, a crew that treats the property with respect and a quote that says exactly what will be done.

Low Pressure Where It Belongs

Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.

An Eco-Friendly Way to Clean

Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.

A Local Shop Since 2018

Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.

A Walkthrough Before the Water Goes On

Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.

How Our House Washing Process Works

Wondering what a visit actually looks like? Each house wash moves through five stages, and every stage exists to keep your exterior safe while it gets properly clean.

1. Look Before We Wash

A crew member studies each side of the house and points out what is on it. Is that gray tone dust or mildew? Are those dark lines runoff or algae? Answering those questions first means we pick the right strength and approach instead of guessing, and you hear about any tricky spots early.

2. Prep the Landscaping

Flower beds, shrubs and lawn edges get a thorough soaking with clean water so they are protected from the cleaning mix. We also close windows, cover sensitive fixtures if needed, and lay our hoses so they do not crush plants or block walkways while we work.

3. Low Pressure Solution Application

Next, we apply the cleaning solution evenly at low pressure, working section by section so no wall gets missed or doubled up. The mix is chosen for the surfaces we noted in step one, and it goes on gently enough to protect paint, stucco texture and window seals.

4. Dwell Time

The solution needs a few minutes to attack organic growth and loosen film at its root. We watch it closely during this time, keeping it from drying on hot walls, and adjust for shaded areas that need a little longer. This waiting period is where most of the cleaning happens.

5. Careful Rinse and Final Look

We rinse from the top down with low pressure so water does not get forced into seams or behind panels. Once the house begins to dry, we walk it again, checking for streaks, missed spots or uneven patches, and touch up anything that needs it before we pack up.

House Washing Pricing in Bee Cave

Every house washing quote we give in Bee Cave is free, and it is built around your actual home rather than a flat rate. The main factors are the size of the house and how many stories it has, since taller walls take more time and more careful setup. The materials matter too: stone, stucco and painted trim each need their own handling. Heavy algae on shaded sides or years of runoff streaks add time compared to a light pollen film. Access plays a part as well, such as tight side yards, steep slopes or dense landscaping along the walls. We set the price once we have seen the property in person or reviewed a few clear photos. If you also want the driveway, windows or roof cleaned, we can schedule them for the same visit. Call (512) 662-8422 to start.

Booking more than one service? We also offer roof cleaning in Bee Cave, driveway cleaning in Bee Cave, deck cleaning in Bee Cave and stone cleaning in Bee Cave, and every service we cover is listed on our exterior cleaning services page.

Serving Bee Cave From Our Pond Springs Road Shop

Early settlers named Bee Cave for a large cave of wild bees, and a post office opened here as Bee Caves in 1870. The city was incorporated in 1987 and counted 9,144 residents at the 2020 census. It borders Lakeway to the northwest.

In April 2023 Bee Cave became an International Dark-Sky Community, the seventh city in Texas with that designation. Its climate is humid subtropical, with long, hot summers and short, cool winters. That long humid season is what algae and mildew need on shaded siding and roofs, and the hilly landscape sends runoff across hard surfaces every time it rains.

Bee Cave is about 13.5 miles from our shop at 13200 Pond Springs Rd in a straight line, and we serve homes and businesses across the city.

We serve Bee Cave along with the other communities on our service areas page, all from the same crew that handles pressure washing in Austin.

I would say for the price I paid, $800. Only one layer of coating on top and no brush on edges or under the coping stones is extremely disappointing. I could do this top layer coating with a roller for a fraction of the cost myself. Not a professional service.

House Washing in Bee Cave: Frequently Asked Questions

Yes. Stone is common on homes in this area, and it needs a gentle approach because it is porous and can etch under high pressure. We use low pressure with a solution suited to masonry, which lifts algae and environmental film without roughing up the face of the stone or loosening the mortar between the pieces.
No, as long as we can reach every side of the house. Many customers are at work while we clean. We will need gates unlocked, pets secured indoors and an outdoor water spigot available. We confirm these details before the visit and let you know when the job wraps up, so you can see the results when you get home.
Most algae, mildew, pollen and runoff stains come off with a proper soft wash. Some marks are different: rust, paint overspray, deep mineral etching or discoloration that has soaked into old stone over many seasons. We identify these during the walkthrough and tell you what should come off, what may lighten, and what is likely permanent before we start.
Bee Cave’s long, hot and humid summers help algae and mildew grow back, so many homeowners have the house washed about once a year and clean shaded concrete and stone as needed. We can suggest a schedule once we see the property.
Pressure washing uses a strong stream of water to strip dirt from hard surfaces like concrete. Soft washing uses cleaning solutions at low pressure, letting the solution break down growth and grime rather than relying on force. For siding, stucco, painted trim and stone, soft washing is the safer choice, which is why we use it for house washing.
We connect to an outside spigot at your home, and the amount of water used depends on the size of the house and how much rinsing it needs. We also need a clear path around the house, unlocked gates and room to park and set up near the driveway. If a side yard is blocked or very narrow, mention it when you call.
Most homes are finished in a few hours. The exact time depends on the size of the house, how many stories it has and how much buildup is on the walls. A small single story home with light pollen goes quicker than a large house with heavy algae. When we book the visit, you get an honest estimate of how long we will be there.
