A Cleaner Exterior for Every Avery Ranch Neighborhood

Avery Ranch is a master-planned community of about 1,800 acres in far north Austin, north of Parmer Lane in the Williamson County part of the city, ZIP code 78717. It was carved and blasted out of rocky ranchland along Brushy Creek, a tributary of the San Gabriel River that flows east for 69 miles, and the builders of its golf course had to use dynamite to clear rock for five holes. What stands there now is a neighborhood of meandering streets lined with oak trees, where parks, trails and lakes connect the sections. A 60-acre lake with springs, ponds and creeks borders the community, an 8.5-mile regional trail runs alongside it, and the Avery Ranch Golf Club, laid out by Andy Raugust among limestone caverns and live oaks, debuted in 2002. The Lakeline train station is within walking distance of some neighborhoods, and the City of Cedar Park’s 140-acre park complex sits next door. For the outside of a home, that setting brings its own mix. Water sits close by in the lake, ponds and creeks, oak shade covers streets and yards, and Austin’s humid subtropical climate keeps summers long and damp. Those are the conditions in which algae, mildew and grime settle into siding, roofs and concrete.

Each visit starts with a walkthrough. Delicate surfaces such as paint, shingles and stone get a soft wash at low pressure, and driveways and walks get surface cleaning equipment for an even finish. For a free quote in Avery Ranch, call (512) 662-8422.

Pressure Washing for Avery Ranch Homes and Businesses

Residential Services in Avery Ranch

  • House Washing: A low-pressure soft wash that lifts algae, mildew, pollen and dust from siding, trim, soffits and stone accents, with plants protected and every side rinsed evenly so the house dries to one color.
  • Roof Soft Washing: Dark streaks and green growth removed from shingle, tile and metal roofs with a roof-safe solution at low pressure, never a pressure wand on the roofing, so the roof brightens without losing granules.
  • Driveway & Garage Cleaning: Traffic lanes, oil drips, tire marks and organic film lifted from driveways, aprons, garage floors and walks, with pretreatment first and surface cleaning equipment for an even finish.
  • Window Cleaning: Pollen haze, dust film and sprinkler spots cleared from glass, frames, sills and screens, finished with a squeegee so the glass dries clear instead of streaked.
  • Gutter Cleaning: Packed leaves and debris removed by hand, corners and valleys cleared and downspouts checked for flow, so water drains away from the house instead of spilling over the edge.
  • Deck & Fence Cleaning: Wood, stained, painted and composite decks and fences cleaned with controlled pressure, board by board and section by section, so the boards come out even without splinters or stripes.
  • Natural Stone Cleaning: Patios, pool decks, walkways and walls of limestone, travertine, flagstone and slate cleaned with stone-safe methods matched to the material, so the stone keeps its texture and color.

Common Exterior Problems We Clean Around Avery Ranch

A handful of problems account for most of the calls we get. Here is what they are and how we handle each one.

Algae and Mildew in the Shade

The north side of a house and anything under tree cover dries slowly, which is exactly what algae and mildew need. We treat these areas with a low-pressure solution that breaks the growth down before we rinse.

Black Streaks on the Roof

Dark streaks running down shingles are usually algae feeding on the roofing. High pressure strips granules, so we clean roofs with a soft wash that removes the staining without damaging the roof.

Seasonal Pollen

Cedar pollen season leaves a sticky film that mixes with dust and moisture. We break it down with the right solution so the true color of the surface shows again.

Driveway Stains

Oil spots, tire lanes and traffic film sink into porous concrete over time. Pretreatment loosens them, and a surface cleaner keeps the result even from edge to edge.

Hard Water and Sprinkler Spots

Sprinklers leave mineral spots on lower walls, windows and stone that do not wash off with plain water. We treat them during the clean and tell you honestly if older spotting has etched the surface.

Gutter Overflow Streaks

When a downspout is blocked, rainwater backs up and runs down the face of the gutter and the wall. Those dark tiger stripes come off with the right cleaner once the gutter itself is flowing again.

What Avery Ranch Homeowners Count On From Us

Here is what homeowners in Avery Ranch can count on when our crew arrives.

Low Pressure Where It Belongs

Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.

An Eco-Friendly Way to Clean

Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.

A Local Shop Since 2018

Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.

A Walkthrough Before the Water Goes On

Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.

Free Quotes With a Clear Scope

The quote is free and it spells out what we will clean. If you want more than one service, we quote them together so it can all happen in one visit.

The Steps Behind Every Avery Ranch Job

The work is the same careful routine on every property we clean in Avery Ranch. Here is how a visit runs.

1. Look Around First

Before any equipment comes off the truck, we check the materials, the staining and the landscaping so the plan fits the property.

2. Shield What Surrounds the Work

Beds, lawns and fixtures near the work area are protected first, so the yard looks the same when we leave.

3. Treat the Surface

The right solution goes on at low pressure for siding, roofs and stone, or as a pretreatment for concrete, and it is given time to work.

4. Wash and Detail

Walls are rinsed at low pressure, concrete is cleaned with a surface cleaner, and edges, corners and steps are detailed by hand.

5. Finish and Review

A final look after the rinse confirms the result, and the work area is cleaned up before the crew packs up.

What to Expect on Service Day in Avery Ranch

Service day starts with a look around. The crew checks each surface, notes the plants and fixtures near the work and confirms the plan with you if you are home. You do not need to be there, as long as gates are open, pets are indoors and we can reach an outside spigot. We work through the property one area at a time, and we do a final check as surfaces dry. Before we pack up, the work area is rinsed and tidied, so the yard is ready to use again.

Avery Ranch Pressure Washing Pricing

Avery Ranch is planned for almost 4,000 homes at completion across its 1,800 acres, grouped into neighborhoods that parks, trails and lakes tie together, with 17 acres of amenity centers, tennis courts, pools and trails shared by residents. The land underneath is rocky Hill Country ranchland. Parts of the golf course had to be blasted out, and limestone still shows at the surface in places such as the creek and limestone wall beside the 13th green. For exterior cleaning, a community of that size holds many different lot shapes, so the work is planned house by house. Where a lot falls toward Brushy Creek, a pond or the lake, rinse water and runoff need more thought, and oak-shaded yards affect how quickly walls and roofs dry.

Every quote is free and is set after we see the property or a few clear photos. The price depends on:

  • Size: the square footage of siding, roof or concrete to be cleaned
  • Height: the number of stories and how the roofline is reached
  • Surface type: stone, stucco, painted wood, vinyl, tile, shingle or concrete, each with its own method
  • Condition: how heavy the algae, mildew, oil or staining is and how long it has been there
  • Access: slopes, narrow side yards, dense planting and gated areas

Booking more than one service in the same visit is easy, and we quote them together, so a house wash, a roof clean and a driveway clean can all be done in one trip. Call (512) 662-8422 to get started.

I would say for the price I paid, $800. Only one layer of coating on top and no brush on edges or under the coping stones is extremely disappointing. I could do this top layer coating with a roller for a fraction of the cost myself. Not a professional service.

Proudly Serving Avery Ranch With Local Roots

Avery Ranch is an 1,800-acre master-planned community in far north Austin, north of Parmer Lane in the Williamson County part of the city, ZIP code 78717. It borders a 60-acre lake and the Avery Ranch Golf Club along Brushy Creek, with the Lakeline train station within walking distance of some neighborhoods.

Avery Ranch Golf Club

Avery Ranch Golf Club, at 10500 Avery Club Dr, debuted in 2002 and is open to the public. Course architect Andy Raugust, a former Jack Nicklaus designer, worked the 226-acre layout around limestone caverns, live-oak trees, rolling hills, streams and lakes, and he had to use dynamite to clear rock for five holes. The par-3 13th green sits between a creek and a limestone wall, and the 18th plays beside Lake Avery. The clubhouse grill has outdoor seating that looks over Brushy Creek, where the course takes on a quieter, more natural feel.

Brushy Creek

Brushy Creek runs along the ranchland where Avery Ranch was built. It is a tributary of the San Gabriel River that flows east for 69 miles, and farther downstream, west of Interstate 35, the round rock that gave the city of Round Rock its name sits in the creek bed. Williamson County maintains roughly 7.75 miles of the Brushy Creek Regional Trail, and the first phase, built in 2003, runs 3 miles west from Parmer Lane. For many households here, the creek and its trail are the everyday outdoors, in every kind of weather.

Lakeline station

Lakeline station is the CapMetro Rail stop at Lakeline Boulevard and Lyndhurst Street, and some Avery Ranch neighborhoods are within walking distance of it. It is one of only two stations on the line in Williamson County, alongside Leander, and it shares its site with the Lakeline Park and Ride. Lakeline Mall is about a mile away. Bus routes including the 214 Northwest Feeder and the 985 Leander/Lakeline Direct connect there, and riders can reach the rest of the line from here.

Within Avery Ranch, the streets meander and parks, trails and lakes connect the neighborhoods, with a main amenity center that has 4 tennis courts and 4 pickleball courts and an HOA office at 14208 Marathon Road. Just outside, the City of Cedar Park has built a 140-acre community park complex right next to the community. Parmer Crossing at Lakeline Station is about a mile away, Anderson Mill is roughly 2.3 miles out, and Brushy Creek, a Williamson County census-designated place along the creek west of Round Rock, is also nearby. Anderson Mill takes its name from Thomas Anderson’s 1860s gunpowder mill, and its first modern houses went up in 1975.

Avery Ranch was built on rocky ranchland along Brushy Creek, with springs, ponds, creeks and a 60-acre lake at its edge and oak trees along its streets. Water close by and oak shade overhead, in Austin’s humid subtropical climate, keep the shaded sides of homes damp longer, and that is where green algae and mildew show up first on siding and roof shingles. Leaves and pollen from the street trees settle on driveways, walks and pool surrounds and leave stains behind. Siding and trim get low-pressure soft washing, and flat concrete gets surface cleaning equipment.

Yes. The golf club at 10500 Avery Club Dr and the 18th hole along Lake Avery sit inside the Avery Ranch area we cover from our shop at 13200 Pond Springs Rd. Where a home sits near the course or the water, shade and moisture matter, so on the walkthrough before work we look at the shaded walls, the roof and the concrete, and choose low-pressure soft washing where the surface calls for it.
No, as long as we can reach the areas to be cleaned. Gates need to be unlocked, pets kept inside and an outside spigot available. We confirm the details before the visit.

Because the trip is short, it is simple to fit a visit into your week. We are open Monday to Saturday from 8 AM to 8 PM, and quotes are always free, whether you need one service or several.
Most homes do well with a house wash about once a year. Shaded walls, heavy pollen seasons and damp areas can call for cleaning more often. We can suggest a schedule after we see the property.
Yes. Avery Ranch sits north of Parmer Lane in the Williamson County part of Austin, in ZIP code 78717, and it is part of the area we serve. Our shop at 13200 Pond Springs Rd is about 3.5 miles away in a straight line, and the Lakeline train station nearby is one of only two CapMetro Rail stations in Williamson County.
Pressure washing uses a strong stream of water on hard surfaces such as concrete. Soft washing uses a cleaning solution at low pressure, so the solution does the work. We soft wash siding, roofs, painted trim and stone, and use surface cleaning equipment on concrete.
Yes. Many homeowners book a house wash, a driveway clean and a roof or window clean together. Tell us what you want cleaned when you call and we will quote it all at once.
Avery Ranch borders a 60-acre lake with springs, ponds and creeks, and many yards sit near that water or near the trails that connect the neighborhoods. Walls that face water or shade tend to grow algae first. On the walkthrough before work, we look at where rinse water will run and which plants grow close to the house, and we clean delicate surfaces with low-pressure soft washing.
Call (512) 662-8422 or request a quote online. We can quote from a visit or from a few clear photos, and the quote is free.
No. A soft wash uses low pressure and lets the cleaning solution do the work, which is why it is the method we use on paint, vinyl, stucco and stone. High pressure is what strips paint and forces water behind siding, and we keep it off those surfaces.
