A Cleaner Exterior for Every Austin Neighborhood
Austin is the capital of Texas and the county seat of Travis County, a city of 961,855 people at the 2020 census that also reaches into Hays and Williamson counties. It covers 305.1 square miles and runs north to south, split by the Colorado River and the lakes built along it: Lady Bird Lake downtown, Lake Austin to the west, and the foot of Lake Travis inside the city limits. The city also straddles the Balcones Fault, and that line shapes the outside of a house more than it seems. East of the fault the ground is flat, with heavy clay and loam soils. West of it the land rolls up into the Hill Country, limestone rock under a thin covering of topsoil, and the elevation climbs from 425 feet to about 1,000 feet above sea level. Rain averages 34.32 inches a year, spread mostly evenly, with spring and fall the wettest seasons, and thunderstorm runoff off the western hills moves fast enough to cause flash floods. Summers run long, with highs of 90 degrees or more on 123 days in a typical year, and humidity climbs whenever the wind carries air in from the Gulf of Mexico. Flat clay on one side, rocky slopes on the other, strong sun and damp Gulf air: each part of the city leaves its own marks on siding, roofs, driveways and stone.
Our method is simple: we look at every surface before any water goes on, clean siding, roofs and stone with a low-pressure soft wash, and use surface cleaning equipment on concrete. Call (512) 662-8422 and we will set up a free quote for your Austin home.
Pressure Washing for Austin Homes and Businesses
Residential Services in Austin
- House Washing: A low-pressure soft wash that lifts algae, mildew, pollen and dust from siding, trim, soffits and stone accents, with plants protected and every side rinsed evenly so the house dries to one color.
- Roof Soft Washing: Dark streaks and green growth removed from shingle, tile and metal roofs with a roof-safe solution at low pressure, never a pressure wand on the roofing, so the roof brightens without losing granules.
- Driveway & Garage Cleaning: Traffic lanes, oil drips, tire marks and organic film lifted from driveways, aprons, garage floors and walks, with pretreatment first and surface cleaning equipment for an even finish.
- Window Cleaning: Pollen haze, dust film and sprinkler spots cleared from glass, frames, sills and screens, finished with a squeegee so the glass dries clear instead of streaked.
- Gutter Cleaning: Packed leaves and debris removed by hand, corners and valleys cleared and downspouts checked for flow, so water drains away from the house instead of spilling over the edge.
- Deck & Fence Cleaning: Wood, stained, painted and composite decks and fences cleaned with controlled pressure, board by board and section by section, so the boards come out even without splinters or stripes.
- Natural Stone Cleaning: Patios, pool decks, walkways and walls of limestone, travertine, flagstone and slate cleaned with stone-safe methods matched to the material, so the stone keeps its texture and color.
Commercial Services in Austin
- Commercial Pressure Washing: Sidewalks, entries, dumpster pads and flatwork cleaned so a business looks cared for.
- Commercial Roof Cleaning: Streaks and organic growth removed from commercial roofs with a low-pressure method.
- Storefront Cleaning: Entries, walkways and building faces that customers see first, cleaned on a schedule that suits the business.
- Apartment & Breezeway Cleaning: Breezeways, stairwells and common areas cleaned for apartment communities.
Common Exterior Problems We Clean Around Austin
Most of what dulls a home’s exterior in Central Texas comes from a short list of causes. These are the ones we clean most often.
Green Algae on Shaded Walls
Walls that miss the afternoon sun stay damp after rain and sprinklers, and a green film spreads across them. A soft wash kills the growth at the root instead of just knocking the top layer off, so it takes longer to return.
Roof Discoloration
Patchy, uneven color on a roof is often organic growth rather than dirt. We clean it with a roof-safe solution at low pressure, never with a pressure wand on the shingles.
Pollen and Dust Haze
A yellow or gray haze on siding, glass and patios is usually pollen mixed with dust. It does not rinse away on its own, and a cleaning solution is what lets it release.
Oil and Tire Marks on Concrete
Heat bakes vehicle drips and tire lanes into driveways and garage floors. Degreaser and dwell time come first, then surface cleaning equipment gives an even finish without stripes.
Mineral Deposits
Irrigation overspray dries into mineral deposits on siding, glass and stone. We look at them on the walkthrough, treat them as part of the job and say plainly what will and will not come off.
Clogged Gutters
Leaves, pollen and grit settle into gutters and turn into sludge that blocks downspouts. Water then pours over the edge and stains the trim below. Clearing the gutters and rinsing the fascia fixes both problems.
What Austin Homeowners Count On From Us
Here is what homeowners in Austin can count on when our crew arrives.
Low Pressure Where It Belongs
Paint, siding, shingles and soft stone are cleaned with a soft wash: low pressure and a cleaning solution that breaks down the growth, so the surface comes clean without being worn down. Concrete gets surface cleaning equipment instead.
An Eco-Friendly Way to Clean
Clean Green was built around eco-friendly exterior cleaning. We choose solutions for the surface in front of us, use only what the job needs, and rinse plants and beds so the yard is left the way we found it.
A Local Shop Since 2018
Bryan Gerhold founded Clean Green in 2018, and our crews work out of our shop at 13200 Pond Springs Rd in Austin. We are open Monday to Saturday, 8 AM to 8 PM.
A Walkthrough Before the Water Goes On
Every job starts with a look at the surfaces, the stains and the landscaping, so the method fits the property instead of the other way around. You know what we plan to do before we start.

The Steps Behind Every Austin Job
Every Austin job follows the same five steps, whether it is a single driveway or the whole exterior.
1. Walkthrough
We walk the property with you or on our own, note each surface and material, and find the cause of every stain: pollen film, algae, mildew, runoff, oil or hard water.
2. Prep and Protection
We protect landscaping and sensitive areas before cleaning starts, because a careful job keeps runoff where it belongs.
3. Pretreat
Organic growth and traffic film are broken down with a pretreatment, so the stain releases without extra force.
4. Clean and Rinse
We rinse from the top down, or run surface cleaning equipment across concrete, so the finish dries even without stripes or wand marks.
5. Walk It Again
We check the work as it dries, because some surfaces look perfect wet and show unevenness later, and fix anything that needs it.
What to Expect on Service Day in Austin
On the day of the visit, the crew arrives in the window we set when you booked and starts with a short walk around the property. If you are home, we go over what we plan to clean and point out anything that needs special care, such as older paint, soft stone or plants close to the walls. If you are away, we only need gates unlocked, pets inside and an outside spigot. We work through the property one area at a time. Before we leave, we check the work, rinse the beds again and tidy the area, so the yard looks the way we found it, only cleaner.
Austin Pressure Washing Pricing
The 2020 census counted 444,426 housing units in Austin, and 41.2 percent of the occupied ones were owner-occupied, so owned and rented homes sit side by side across the city. That housing was built over a long stretch of time. The first auction of town lots was held on August 1, 1839, on Edwin Waller’s grid downtown, and Hyde Park, laid out in 1891, is considered the city’s first suburb. Since then Austin has spread across very different ground. A house on the flat clay east of the Balcones Fault is usually a simple setup, while a home in the western limestone hills can sit on a slope where hoses, ladders and runoff all need planning. Size, number of stories and access to each side of the house change the job, which is why every visit starts with a walkthrough before work.
Every quote is free and is set after we see the property or a few clear photos. The price depends on:
- Size: the square footage of siding, roof or concrete to be cleaned
- Height: the number of stories and how the roofline is reached
- Surface type: stone, stucco, painted wood, vinyl, tile, shingle or concrete, each with its own method
- Condition: how heavy the algae, mildew, oil or staining is and how long it has been there
- Access: slopes, narrow side yards, dense planting and gated areas
Booking more than one service in the same visit is easy, and we quote them together, so a house wash, a roof clean and a driveway clean can all be done in one trip. Call (512) 662-8422 to get started.

Proudly Serving Austin With Local Roots
Austin is the capital of Texas, incorporated on December 27, 1839, briefly under the name Waterloo, and renamed for Stephen F. Austin. It sits on the Colorado River at the foot of the Balcones Escarpment, with flat clay ground on its east side and limestone hills rising to the west.
Zilker Park and Barton Springs Pool
Zilker Metropolitan Park covers more than 350 acres where Barton Creek meets the Colorado River, land that Andrew Jackson Zilker gave to the city in 1917. It was listed on the National Register of Historic Places in 1997. Barton Springs Pool sits inside the park and is filled entirely by natural springs tied to the Edwards Aquifer, so the water stays between about 68 and 74 degrees all year. Its bathhouse was designed in 1947. On the 123 days a year when Austin highs reach 90 degrees, that cold spring water is the point.
Ann W. Richards Congress Avenue Bridge
The Ann W. Richards Congress Avenue Bridge carries Congress Avenue over Lady Bird Lake, the 416-acre reservoir the city formed with Longhorn Dam in 1960. It is a concrete arch bridge, renamed for Governor Ann W. Richards on November 16, 2006. Starting in March, up to 1.5 million Mexican free-tailed bats move into the bridge, and around sunset they stream out in search of insects while more than 100,000 people a year gather to watch. The colony leaves for Mexico each winter, and the lakeshore goes quiet at dusk until spring.
Texas State Capitol
The Texas State Capitol was built from 1882 to 1888 at the head of Congress Avenue, on the Capital Square that Edwin Waller set aside in his 1839 plan. It stands 302.64 feet tall on 22 acres of grounds. Its builders first meant to face it with Hill Country limestone quarried at Oatmanville, now Oak Hill, but the iron in that stone made it streak with rust stains once it was out in the weather. Sunset red granite from Granite Mountain near Marble Falls went on the outside instead. Local stone reacts to rain and air in its own way.
Austin’s neighborhood map follows the river. North of the Colorado, Central Austin holds downtown and older districts such as Hyde Park, the city’s first suburb, laid out in 1891. North Austin begins around 51st Street, North Loop and Hancock Drive, with Allandale, Brentwood and Crestview in the North Central section and Great Hills and Northwest Hills west of MoPac. East of I-35 sit Mueller, Holly and Rosewood. Tarrytown is part of West Austin, a smaller section because of the bend in the river. South of the river, the South Central neighborhoods include Barton Hills, Bouldin Creek, Travis Heights and Zilker, and the Far North reaches past Parmer Lane to Avery Ranch and Wells Branch.
Conditions in Austin change with the side of the Balcones Fault. On the flat east side, heavy clay and loam soils mean fine, sticky mud splashes along the base of walls and settles on driveways after a storm. In the western hills, limestone under thin topsoil sends thunderstorm runoff across patios and walks quickly, carrying grit with it. Humid spells, when the wind brings Gulf air inland, keep shaded siding and roofs damp long enough for green growth to take hold, while 123 days a year at 90 degrees or more bake grime onto concrete. Stone needs thought too: the Capitol’s builders watched local limestone streak with rust from its own iron.
